Why villa owners move to a contract

Most maintenance spending is reactive: a unit fails, a leak appears, a call is made, a price is quoted under pressure. Planned maintenance inverts that. Systems are inspected before they fail, small faults are corrected while they are still small, and the annual cost is known in advance instead of discovered a failure at a time.

Every contract is priced after a property assessment, because a four-bedroom villa with two AC systems and a five-bedroom villa with a pool and landscaped grounds are not the same commitment. The packages below define what is covered; the price is confirmed in writing after we walk the property.

Starting a contract

    Property assessment

    We visit and record every system: AC units, water heaters, distribution boards, pool equipment and grounds. No charge, no obligation.

  2. 02

    Condition report

    You receive a written condition report identifying anything already requiring attention, separate from the contract itself.

  3. 03

    Proposal

    We propose the package and visit frequency that suit the property, with the annual price stated in writing.

  4. 04

    Contract and schedule

    On agreement, visit dates are scheduled for the year so you know when we are coming, not just that we will.

Annual contract questions

How is the annual price determined?

By property assessment: the number and type of AC units, the number of bathrooms and water heaters, the presence of a pool and landscaped grounds, and the visit frequency you select. We do not publish a flat rate because it would be wrong for most properties — either overpriced for a small villa or unrealistic for a large one.

What is not covered by a contract?

Major component replacement, works arising from misuse or third-party damage, and full renovation works are quoted separately. Contract clients receive preferential rates on these, and nothing is carried out without a written quotation and your approval.

Can I add the pool or garden later?

Yes. Pool maintenance and grounds maintenance can be added to a live contract at any point, and the annual price is adjusted pro rata.

What is the response time between visits?

Response windows are defined in the contract by package tier, with the fastest guaranteed attendance on Estate contracts. Emergencies affecting water, power or cooling are prioritised across all tiers.

Is the contract transferable if I sell the property?

Yes, and it is worth doing — a documented maintenance history with a Municipality approved contractor is a genuine asset at sale or handover. Contracts can be transferred to a new owner for the remaining term.
